Boston Properties Announces Renewal and Expansion of 10-Year Lease with Wellington Management at Atlantic Wharf | Business

BOSTON – (BUSINESS WIRE) – September 29, 2021–

Boston Properties, Inc. (NYSE: BXP), the largest developer, owner and manager of Class A office buildings in the United States, and its partner Norges Bank Investment Management announced today that Wellington Management has signed a long-term lease renewal contract at Atlantic Wharf located at 280 Congress Street, Boston, Massachusetts. The 524,000 square foot 10 year lease will begin in 2026 and include a 66,000 square foot extension to the building that will begin in 2022. Wellington, one of the world’s largest independent asset managers, has its has been headquartered at Atlantic Wharf since the building opened. in 2011, and will occupy 22 floors of the 31-story building.

Atlantic Wharf, designed as Boston’s “first green skyscraper”, is in line with Wellington’s long-standing commitment to investment and sustainable practices. LEED “double platinum” certified for building design and construction as well as for operation and maintenance by the US Green Building Council, the building has a rain collection system designed to save over $ 12, 5 million gallons of water per year and a green roof. which houses four beehives that produce honey which is offered to building occupants and to the community. The building was ENERGY STAR certified in 2020 and received the 2012 ULI Global Awards for Excellence. In addition, Wellington’s office space has received LEED “Gold” certification for interior design and construction.

Atlantic Wharf includes AquaFence portable storm barriers, which the company purchased in 2018 to protect the property from the risk of flooding caused by storms on the Boston waterfront. BXP was one of the first developers to activate AquaFence and Wellington’s support was essential in securing City approvals for this climate resilient technology. Today, at least a dozen Boston Waterfront properties have added AquaFence to their emergency management plans.
